Circular Rings (buffing circles in finish)

1. Pad filled beyond capacity to perform effectively.
– Rubberized burnishing pads were used.
– Scrub and re-coat floor. Use ‘Cleaner & Conditioner’ and apply 3 or more Coats of coatings.
2. Existing floor coating is too worn for conditions.

Blotchy Appearance

1. Dirty, contaminated mops or equipment may have been used
– Check for outside contamination from your tools, equipment or conventional residuals and / or contaminates from adjoining areas.
2. Inadequeate/improper rinse after scrubing and re-coat.
– Change your rinse water frequently when visible soiled
3. Insufficient time left to dry and/or cure, or re-coated too soon.
– Allow coating more dry and/or cure time
– Use thin to medium coats in most coating applications
4. Poured contaminated, unused finish back into original container, left top off container of left finish in bucket overnight.
– Never pour un-used finish back into original container. Never leave cap or top off container for an extended time.

Coating Odor is Objectionable

1. Dirty, contaminated mops or equipment may have been used.
– Clean and neutralize all buckets and wringers with ‘Neutralizer’ at 1 to 2 oz. per gallon of water.
2. Alkali scavenger contained in coatings was activated.
– Re-evaluate floor maintenance program and make necessary adjustments.
3. Poured contaminated, unused finish back into original container, left top off container of left finish in bucket overnight.
– Never pour un-used finish back into original container. Never leave cap or top off container for an extended time.

White Spots Appear if Water Gets on Coating

1. Insufficient time left to dry and/or cure, or re-coated too soon.
– Allow coating more dry and/or cure time
– Use thin to medium coats in most coating applications
2. Floor coating was applied too heavily.

Dirt Picked up in Coating

1. Re-coating performed without proper floor cleaning or preparation
– Re-strip and re-coat floor using appropriate procedures
2. Current maintenance program and cleaning frequencies are not sufficient for traffic conditions in this area.
– Re-evaluate floor maintenance program and make necessary adjustments.
3. Improper ‘Cleaner & Conditioner’ dilution used.
– Always dilute ‘Cleaner & Conditioner’ at 1 oz. per gallon for daily floor cleaning.
4. Inadequeate/improper rinse after scrubing and re-coat.
– Change your rinse water frequently when visible soiled.

Coating Discoloration

– Insufficient initial coats of finish or seal, or coats applied too thinly. Extremely damaged and / or highly porous flooring (the fact that Ultra Chem Labs coatings penetrate deeper into substrates than conventional floor finish and seals must be utilized especially on certain types of flooring or If floor was damage by extreme mechanical or chemical abuse).
– Scrub and re-coat floor. Use ‘Cleaner & Conditioner’ and apply 3 or more Coats of coatings.

– Use ONLY Hi-Pro super-strip type stripping pad or Strato grit brush for flooring with grout. Some operations require both. Test for best results.
5. Semi-permanent seal was used on floor.
– Re-strip and re-coat floor using appropriate procedures
6. Current maintenance program and cleaning frequencies are not sufficient for traffic conditions in this area.
– Re-evaluate floor maintenance program and make necessary adjustments.
7. Improper detailing of edges, corners and/or higher traffic areas at time of initial strip and re-coat
– If practical, spot strip affected areas and re-coat the patched up areas with 3 or more coats the burnish blend the last (third) coat on the edge (s). Add more coatings as necessary.
8. Re-evaluate entrance walk off matting and/or entrance filtering program
– Increase length of walk off mats. Incorporate a strategic, proper Entrance Filter System (walk off mats) which removes soil and moisture more efficiently and effectively.
9. Ultra Chem Labs’ ‘Neutralizer’ not used or wrong dilution used.
– Scrub and re-coat floor. Use ‘Cleaner & Conditioner’ and apply 3 or more Coats of coatings.
– Insufficient initial coats of finish or seal, or coats applied too thinly. Furniture Sticking to Floor (coating)

2. Humidity of area was too high (85% or more) and/or insufficient air movement.
– Use floor fan for drying. Wait 1 to 2 minutes after coating applied before turning on floor fan.

Fish Eyes – (swirling and circles)

– All mops and tools must be clean, properly set up and free of conventional cleaner residuals.

Coating is Powdering

– Scrub and re-coat floor. Use ‘Cleaner & Conditioner’ and apply 3 or more coats of coatings.

3. Dust mop treatment use causes slippery floors especially when wet.
– Use non-treaded dust mop heads. Most mop manufacturers offer dust mops which incorporate the SAFER more efficient static soil attraction principle.
– Increase dust mopping frequency. Do not use dust mop treatments. Use dust mops which use static attraction to attract dust and loose soil.
4. Improper ‘Cleaner & Conditioner’ dilution used.

NOTE: When using ‘Ultra-Q128 on regular basis, ‘Cleaner & Conditioner’ MUST be used at least once per week at proper recommended dilutions to condition floor. We strongly recommend the exclusive use of ‘Cleaner & Conditioner’ for all scrub and re-coat operations.

8. Improper neutralizer and rinse.
– Flood rinse with ‘Neutralizer’, then damp mop rinse with clear water.
– Re-flood rinse floor with ‘Neutralizer’, then clear water rinse. Always test pH. Reading should be between 6.5 and 9.
9. Ultra Chem Labs’ ‘Neutralizer’ not used or wrong dilution used.
– Scrub and re-coat floor. Use ‘Cleaner & Conditioner’ and apply 3 or more coats of coatings.
– Insufficient initial coats of finish or seal, or coats applied too thinly. Extremely damaged and / or highly porous flooring (the fact that Ultra Chem Labs coatings penetrate deeper into substrates than conventional floor finish and seals must be utilized especially on certain types of flooring or If floor was damage by extreme mechanical or chemical abuse).

Difficulty in Removal Of Built up Finish

– Improper detailing of edges, corners and / or higher traffic areas at time of initial strip and re-coat.
– If practical, spot strip affected areas and re-coat the patched up areas with 3 or more coats then burnish blend the last (third) coat on the edge (s). Add more coatings as necessary.
– Re-strip and re-coat floor using appropriate procedures.
– Always do stripper pre-test in several different representative areas to determine your proper dilution ratio.
